Terms of use

These are the rules for using the ADU Lead Map. They are short on purpose. By signing in you agree to them. If you do not, do not sign in.
1. What this is
The ADU Lead Map shows homes in Los Angeles that have an accessory dwelling unit (ADU) permit application on file with the City of Los Angeles, on a map, with the stage each application has reached. It is built from the City's public building-permit records (LADBS open data) and from parcel geometry.
It is a research and prospecting tool for construction businesses. It is not a list, not a lead-broker service, and not a guarantee that anyone wants to hire you.
2. What it costs
The map is free to use right now, with no time limit and no card. If we ever start charging for access, we will say so clearly before you are charged, and using the map after that is your choice. We will never charge a card you have not given us.
If you choose to buy postcards, that is a separate, one-off purchase, priced on the page at the time you buy. Nothing else on the map costs money today.
3. Spots
Access is organised by ZIP code. A limited number of builders hold a spot in each ZIP at one time, and a spot shows you the homes in that ZIP only. You may hold spots in more than one ZIP.
We may change how many spots a ZIP has, and we may reclaim a spot that has not been used for a long time, so that the ZIP is not held empty against other builders. If we reclaim yours we will email you first.
4. What you may not do
This is the section that matters, because the product depends on it. You may not:
- Download, scrape, copy or export the addresses in bulk. Use the map in a browser, as a person. Automated collection, scripted access, and copying the data into your own list or CRM in bulk are not permitted.
- Resell, share or republish what you see — including giving your sign-in to someone else, sharing your spot with another business, or passing addresses to a lead broker.
- Text or robocall a homeowner about anything you found here. Postcards through our page are the contact method this product supports. If you contact a homeowner any other way, you are doing it on your own and you are responsible for following the law — including the TCPA, California's own calling and texting rules, and any Do Not Call registration.
- Contact a homeowner who has opted out. When a homeowner opts out, their address stops being mailable through us. Working around that — by keeping an old copy, for instance — is a breach of these terms.
- Misrepresent yourself. Do not tell a homeowner that the City, LADBS, or ADU Lead Map sent you, or that you are connected to their permit application when you are not.
- Use the map for anything but your own construction business — not for debt collection, not for buying homes in distress, not for any purpose that uses a stalled permit as a way in.
Breaking any of these ends your access, without a refund of anything you have bought.
5. The data is the City's, and it is not perfect
Treat the map as a starting point and check the City's own record before you spend money. Permit data is published by LADBS on its own schedule, usually with a lag of a week or more, and it contains the City's own errors: wrong addresses, stale stages, duplicate filings, applications withdrawn without being marked. We refresh daily and we show you the date of the newest record we have, but we cannot make the source better than it is.
So: we do not warrant that any home on the map has a live project, wants a builder, has financing, or is reachable. We do not verify ownership. An address on the map is a public record, not a qualified lead.
6. What we do not promise
We do not promise you any number of leads, calls, jobs or dollars. Nobody honestly can. The map is provided as it is, and we disclaim the implied warranties the law lets us disclaim — merchantability, fitness for a particular purpose, and non-infringement.
To the extent the law allows, our total liability to you for anything connected with this service is limited to what you have actually paid us in the previous twelve months, and we are not liable for lost profits, lost business, or indirect or consequential damages. If you have paid us nothing, that limit is nothing — which is the honest consequence of a free product.
Nothing here limits liability that cannot be limited by law.
7. Postcards, if you send them
You write the message, you choose who it goes to, and you are the sender. We print and mail it. You are responsible for the content being truthful and for your own licence disclosures. We will refuse to mail anything misleading, threatening, or aimed at a homeowner who has opted out, and we may stop your postcard access without notice if you try.
8. Your account
Sign-in is by a link emailed to you. Keep your email account secure; anything done from your sign-in is treated as done by you. One sign-in is one business.
You can stop using the map whenever you like, and ask us to delete your account and your marks — see Privacy. We may suspend or end access if you breach section 4, or if we stop running the product.
9. We may change the product
This is an actively developed tool. Features will appear, change and sometimes be removed. If we change these terms in a way that matters, we will change the date at the top and say so on the map.
10. Homeowners
If you are a homeowner rather than a builder, these terms are not aimed at you, and you do not need an account for anything. To have your home taken off the map, use the stop-postcards page if you have a card, or the removal form at the bottom of the home page. Both are free and neither needs an account.
11. Law
These terms are governed by the law of the State of California, and the courts of Los Angeles County are where any dispute is heard. If a court finds one part unenforceable, the rest still stands.
